Step 1 – Get ready to buy
There are several things you need to take into account before starting your home search. When you begin your search, you'll probably want to create an index of items you need, get a feeling for what school districts and area you want to live in, and begin planning around your budget.

Step 2 – Get with a real estate agent 
That's where I come in. I can set up a time that is convenient for you, or we can have a phone conversation so we can talk about your plans for purchasing a home. We'll talk about the area you want to live in, the school district, the amenities you desire, what style home you want, financing, and so much more. I will answer any questions or concerns you may have. 

If you are financing your home, I can assist you in getting started, there are great mortgage professionals, banks and credit unions in the area, You are more thank welcome to choose the lender of your choice. Your lender will help you decide what loan will work best for you, as well as helping you get qualified.

Step 3 Obtaining a loan

If you are financing your home, your lender will assist you in getting qualified for a loan, and your lender will explore the different types of loans, and answer any questions you may have. Being qualified before viewing homes is great, this way you can follow your budget, and view homes you qualify for within your budget.  


Step 4– Start house-hunting
I will start your on line homes search with your must have list in mind 

As we tour homes, I'll identify good features, as well as bad ones. And I'll ask you to point out what things you like and dislike. Most often, buyers revise their must-have list as we view houses and some things become more necessary than others. If that's the situation, I'll search the listings and trim it down to the homes you've been wishing for.

Step 4 – Get a feel for the housing market
An agent's understanding the home market is a crucial component in your house search. You will gain more knowledge about the market pricing and you will get a better feel for the market and much more as we view homes.

Step 5 – Find your dream home
When we find the home you desire, I will then prepare the offer with your needs in mind, along with other information pertaining to the home. 

Step 6 – Negotiate the deal
Unfortunately most deals aren't closed on the initial offer – it's really common to receive a counter offer. But don't let it intimidate you. We'll talk about whether or not to take the counter offer, present our own counter offer, or decline the seller's offer and move on.

Market conditions determine how aggressively we negotiate the contract. We'll also work within your financing constraints. And at the end of the day, we'll put together a contract that's best for you.

Step 7 – working with lender
Once we sign the final contract, you'll begin working more closely with your mortgage lender, and your mortgage lender plays a big role in getting your loan close. 

Step 8 – Close the deal

the lender, your agent and closing attorney will work really hard to prepare you for a wonderful closing. 

Next step we'll close on your home. The closing will likely take place at an attorney office and will most likely be a smooth and pleasant occurrence. After the attorney records the deed, then you will receive the keys to your new home. 

Step 9 – Move in
